Viyaara Realty Delivers ‘The Nest’ in Navi Mumbai Before RERA Deadline
Viyaara Realty has completed and delivered its residential project The Nest – Smart Cozy Homes in Taloja ahead of its committed RERA timeline, highlighting a growing trend of timely execution in Navi Mumbai’s emerging real estate markets. Launched in June 2022 and delivered in April 2026, the project has seen all 325 units sold, indicating strong end-user demand in the micro-market.
The early delivery comes amid a broader infrastructure-led transformation in the Navi Mumbai–Raigad belt, driven by the upcoming Navi Mumbai International Airport. The airport project is increasingly being seen as a catalyst for real estate growth across adjoining areas such as Taloja, Panvel, and Pen, where improved connectivity and planned urban development are accelerating both residential demand and project execution timelines.
Industry observers note that the airport, along with supporting infrastructure like the Mumbai Trans Harbour Link (MTHL), metro rail expansion, and new road networks, is reshaping the region into an extended urban corridor of Mumbai. This has led to faster absorption of inventory, increased investor interest, and a visible push by developers to complete and deliver projects on schedule.
Spread across 1.5 acres with a total development of around 2.5 lakh sq ft, The Nest is a self-funded project comprising 247 one-bedroom units and 78 two-bedroom homes, along with select configurations. The development integrates smart home features with lifestyle amenities, reflecting a shift towards technology-enabled housing in emerging locations.
Priyanka Jindal Gupta, Advisor, Viyaara Realty, said the project’s completion reflects both execution capability and market demand. “The Nest’s success underscores the trust that homebuyers have placed in us. Delivering 325 homes ahead of the committed timeline demonstrates our focus on disciplined execution and reinforces our commitment to timely delivery,” she said.
Taloja, where the project is located, has been witnessing increased traction due to its connectivity to key infrastructure such as the Pendhar Metro Station, Taloja railway station, NH-48, and the Mumbai–Pune Expressway. With the Navi Mumbai International Airport nearing completion, the area is expected to see sustained growth in both residential and commercial development.
Gupta added that the project also reflects evolving lifestyle expectations. “Delivering The Nest ahead of the RERA timeline highlights our commitment to quality and transparency. We have introduced features such as home automation and a clubhouse in this micro-market, setting new benchmarks for modern living in Taloja,” she said.
The project includes over 12,000 sq ft of amenities, including a clubhouse, swimming pool, landscaped gardens, and open spaces that account for nearly 60% of the development. Additional features such as a skywalk, jogging track, yoga deck, and riverside walk are aimed at creating a balanced living environment.
Homes at The Nest are designed to maximise natural light and ventilation, with layouts focused on functionality and comfort. Located along the Taloja River, the project also incorporates a riverside setting, which developers say adds to its residential appeal.
